~fr. Gerald Zimmerman, Chairman Page 2 October 31, 1989 Lots 2 and 3, Block 1 are deficient in street frontage being approximately 180' and 150' wide, respectively at the street frontage. It appears that they both would be less than 200' at the setback line. A 50' wide drainage easement each side cf the drainage ditch centerline is required. We cannot comment on other drainage aspects due to lac}: cf information submitted. The Anoka County Soil Survey indicates that soils within the plat are complex with more than 10 soil series identified on the plat. Significant areas cf the plat are comprised cf Class II, iii and V soils unsuited for standard on-site systems. Nymore B and C sands are predominant Class I soils in a portion of the southern area of the plat and the westerly portion of the plat north of the drainageway. Soil borings should be undertaken to determine that adequate soils exist on each lot particularly in Lots 1-!3, Block I. !0. The plat will be reviewed by the Parks Com,mission at their November 9 meeting for parks dedication. Staff recommendation will be to require land to accommodate continuation of the trail along the drainageway and a north-south trail located between Lots 6-7, Block 1 and extending between Lots 9 and 10, .........
