Review for Park Dedication <br />Heatherwood Hills (formerly Alder Glen) <br /> <br />Dear Mr. Hetlund: <br /> <br />We have reviewed the above referenced P.U.D. for park dedication <br />requirements. As you'll recall, the Parks Commission reviewed a <br />sketch'plan at their November 9 meeting. The developer has since <br />opted to submit as a P.U.D. <br /> <br />The developer is proposing a subdivision %,hich would create 46 <br />residential lots on approximately 115 acres. The proposed density <br />of the plat is one dwelling per 2.5 acres thus park dedication Js <br />10% of the gross land area (11.5 acres). An additional 10% of land <br />must be made available as public and/or private recreation and open <br />space. <br /> <br />A review of the City Trail Plan indicates that trails are planned <br />along County Ditch 66 and 3 through the entire plat and from Ditch <br />66 and 3 to the north being aligned west of the three land parcels <br />northeast of this plat. These trail corridors'are typically 75' <br />in width. The P.U.D. submittal generally reflects the discussion <br />of the Parks Commission on November 9. Along County Ditch ~3, <br />approximately 125' either side of centerline will be dedicated as <br />park. This is reduced to approximately t00' as the ditch turns <br />south along HwY. 47. A 60' wide trail right-of-waY is sho%m <br />connecting the County Ditch segment to the north property line. <br />ComBined, these areas comprise 18.5 acres or 16.1% of the 115 acres <br />in the P.U.D. <br /> <br />Additionally, a smaller trail 30' in width is proposed which <br />parallels 163rd Lane and connects to the primary trail.
