Ramsey, M/~ 55303 Sketch Plan Review of Sorteberg's 6th Addition Dear Mr. zimmerman: ~e have reviewed the above referenced sketch plan "~ is ~ "-~ ~ in the rural service area of the City. Following is a list of comments resulting from our view of this sketch plan: 1. The proposed plat consists of 19 lots with minimum lot sizes of two.and one half acres. All of the lots also meet the minimum width requirement of 200 feet. In review of access to the plat, access will be provided from County Road 63 on the south and from Rabbit Street to the north. We are unable to comment on the drainage at this time. The develope~ will have to show how drainage will be handled on the preliminary plat. In review' of the street plan, Rabbit Street will connect to County Road No. 63 251 feet west of Rabbit Street in the proposed Alicia Addition. city code states that street jo~s in collector streets shall have a centerline offset of not less than 300 feet. If the Rabbit Street is aligned to match the street in the Alicia Addition, one lot may require access to County Road No. 63.
