Ramsey, P?N 55303 Re: Preliminary Plat of Sorteberg's 6th Addition Dear Mr. Zimmerman: We have reviewed the Preliminary Plat of Sorteberg's 6th Addition which is located in the rural service area of the City. Following is a list of comments resulting from our review cf this p~at: The proposed 49.9 acre development consists of 17 lots with minimum lot sizes of two and one half acres. All of the lots meet the minimum lot width re.~uirement of the City Code. As noted in the sketch plan review, access to the plat will be provided from County Road 63 on the south and Countryside Estates to the north. Soil borings and the Anoka County Soils Survey indicate that the soils are suitable for on-site wastewater disposal systems.' Lot 6, Block ! will require a variance for access to County Road No. 63. This was recommended by the Anoka Highway Department to allow Rabbit Street to line up with the proposed street in the Alicia Addition. In review of the street plans, the following changes should be made: Minimum street grades should not be less than 0.5%. The length of the culverts should be shown on the plans. Riprap should be added to the bituminous spillways. The thickness of the bituminous for the cross gutter at 174th Lane and Rabbit Street should be increased.
