<br />The proposed addition has an area of 70.26 acres including roadways and ,:,'ill consist of five (5)
<br />blocks with a total of 26 Rural Residential lots. 'I-n= existing and proposed zoning is R- i R, Rural
<br />Residential District. The property is generally located in the Northwest Quarter of the Northeast
<br />Quarter of Section 20, Township 32, Range 25, Anoka Count3', Minnesota, and the Northwest
<br />Quarter of the Northeast Quarter of Section 20, Township 32, Range 25, Anoka County,
<br />Minnesota, except the North 627.94 feet of the East 720 feet as measured along the Noah and East
<br />Lines thereof. Subject to the Armstrong Boulevard Northwest over the East 33 L.., '~'~,'~,',¢ and
<br />subject to Easements of Record, if any. The PIN numbers are: 20-32-25-'11-0002 and 20-32-25-

<br />Observations:

<br />On August 3, 1989, the City of Ramsey received application for the North Fort,.,, Third Addition.
<br />
<br />On March 3, 1988, the Ramsey Planning and Zoning Commission at a special meeting,
<br />recommended sketch plan approval and directed the subdivider to proceed to preliminary plat stage.
<br />
<br />On December 8, 1988, the Ramsey Park and Recreation Commission recommended that the North
<br />75 feet of the proposed plat be dedicated for a trail corridor with the remainder of the park
<br />dedication being satisfied in cash.
<br />
<br />On September 5, 1989, the Ramsey Planning and Zoning Commission conducted a public hearing
<br />regarding the North Forty Third Addition. The request for preliminary plat approval of the North
<br />Forty Third Addition was deleted from the agenda due to lack of required information by applicant.
<br />
<br />On October 3, 1989, the Ramsey Planning and Zoning commission recommended that the City
<br />Council approve the preliminary plat of The North Forty 3rd Addition contingent upon compliance
<br />with items contained in the City Engineer's report dated September 26, 1989.
<br />
<br />On October 24, 1989, the Ramsey City Council approved the preliminary plat for the North Forty
<br />Third Addition as stipulated in the City Engineer's review dated September 26, 1989.
