Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed subdivision has an area of approximately 40 acres and will consist of sixteen (16) <br />Rural Residential lots. The average lot size is 2.5 acres. The existing and proposed land use is R- <br />1R Rural Residential District. The property is generally located in the Southeast Quarter of the <br />Northeast Quarter of Section 24, Township 32, Range 25, Anoka County, Minnesota. The PIN is <br />24-32-25-14-0001. For your information, the following items are enclosed: <br /> <br />A) <br />B) <br />C) <br />D) <br />E) <br />F) <br />~) <br />H) <br />~) <br /> <br />Site Location Map <br />Proposed Subdivision (A) <br />Proposed Subdivision (B) <br />City Landscape's Review (October 23, 1989) <br />City Engineer's Review (October 31, 1989) <br />Notice of Public Hearing (November 21, 1989) <br />Public Hearing Notification List <br />Public Hearing Minutes (December 5, 1989) <br />City Engineer's review (December 5, 1989) <br /> <br />Observations: <br /> <br />On October 20, 1989, the City received an application and sketch plan from Marie Skiba for <br />Stanhope Terrace Addition. <br /> <br />On November 6, 1989, the Ramsey Planning and Zoning Commission tabled this case until their <br />special meeting scheduled for November 21, 1989. <br /> <br />On November 9, 1989, the Ramsey Park and Recreation Commission recommended acceptance of <br />a 35' mil corridor along the North side of the 153rd Avenue N.W. right-of-way and cash in the <br />amount of $5,980.00 to satisfy the park dedication requirements. <br /> <br />On November 21, 1989, at a special meeting of the Ramsey Planning and Zoning Commission, the <br />Commission approved the sketch plan of Stanhope Terrace Addition and directed the subdivider to <br />proceed to the preliminary plat stage. The subdivider was also directed to coordinate road <br />alignments with adjoining property owners Les and Jack 1Vfiller, provide an access to the north and <br />align the access to the south with the adjoining Juniper Woods plat; and pant a variance to cul-de- <br />sac len~h. <br /> <br />On December 5, 1989, the Ramsey Planning and Zoning Commission conducted a public hearing <br />and reviewed the preliminary plat of Stanhope Terrace Addition. The Commission recommended <br />that the City Council approve the preliminary plat of Stanhope Tekn'ace (the layout that shows the <br />street alignment with future streets in Juniper Woods Addition, as per the City Engineer's Review <br />dated December 5, 1989. Tom Donohue, Engineer representing the developers, stated that all the <br />items requested by the City Engineer will be complied with. In addition, recently completed soil <br />boring indicates that adequate Class I soils are present on all the lots. Furthermore, the cul-de-sac <br />length has been shortened to comply with City Code and access to the lots is from internal streets <br /> <br /> <br />
