Ramsey, MN 55303 Sketch Plan Review of Stanhope Terrace Dear Mr. Zimmerman: We have reviewed the above referenced sketch plan which is located in the'R-1R Residential rural service area of the City. Pollowing is a list of comments resulting from our review of this sketch plan: The proposed plat consists of 16 lots of approximately 2.5 acres each, the total plat consisting of 40 acres including right-of-ways. The subdivision is outside of the Rum River Shoreland Management Area and therefore those district provisions do not apply. Lot sizes and street frontage comply with City code with lot sizes including the areas to street centerlines. Streets are laid out with 66' right-of-way widths. Street names should be indicated ~on the preliminary plat. The proposed Cul-de-sac exceeds the 600' length permitted by City. Code by over 150'. An alternative which would comply with City code is to provide access off of Roanoke Street across from !53rd Lane (labeled i53rd Avenue on sketch plan) and reconfigure Lots 1,2,3,4 and 5, Block 1. The street iayou~ should also provide access to the north and the west. The 153rd Avenue N.W. street is a Municipal State Aid Street. city Code states right-of-way widths on collector streets should be 80 feet.
