Gerald Zimme.~man <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, ~ 55303 <br /> <br />Re: Preliminary'Plat of Stanhope Terrace <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the preliminary plat of Stanhope Terrace which is <br />located in the rural service area of the city. <br /> <br />Following is a list of comments resulting from our review of this <br />plat: <br /> <br />The proposed 39.8 acre development consists of 16 lots with <br />lot sizes varying from two to two and two-thirds acres. All <br />of the lots meet the minimum lot width requirement of the City <br />Code. With the addition of the 35 foot wide trail corridor <br />on the south edge of the plat, the average lot size is 2.36 <br />acres. We would recommend that the number of lots be reduced <br />to 15 to eliminate variances for lot sizes. If the <br />arrangement of lots is changed, Torito Street could be renamed <br />and moved to line up with Ute Street in the plat of Juniper <br />Weods. <br /> <br />As previously indicated, the Anoka Soil Survey indicates that <br />the soils are generally suitable for on-site systems· <br />However, a small portion of the plat is Sartell fine sand <br />which is non-suited for on-site systems. This soil may <br />affects Lots 5 and 6, Block 1.
