The proposed plat consists of. four lots with three 2.5 acre <br /> lots and a third lot of the remaining i0 acres. All of the <br /> lots will exceed the minimum width requirement of 200 feet for <br /> road frontage.. <br /> <br />Access to Lots 1 and 2 will be from Llama Street. Access to <br />Lots 3 and 4 will be from 161st Avenue N.W. These streets are <br />currently improved streets. <br /> <br />We are unable to comment on the drainage at this time. The <br />developer will have to show how drainage will be handled on <br />the preliminary plat. <br /> <br />Soils are'Nymore sands which are Class I soils. <br /> <br />The sketch plan should be referred to the Parks Commission for <br />review of park dedication re_cuirements.
