The compliment of trees fulfilling the landscaping <br />requirements shall be not less than 25 percent <br />deciduous and lot less than 25 percent coniferous. <br />No more than 25% of the required plantings shall <br />consist of ornamental trees. <br /> <br />One overstory tree shall be planted every 35 feet in <br />the boulevard along every street frontage. The <br />number of overstory trees needed for boulevard <br />plantings may be deducted from the overstory tree <br />requirement in (ii) above. <br /> <br />e. Grading. <br /> <br />4. Final slope grades shall not exceed 3.5:1 .unless <br /> ' terracing of retaining Walls is approved. <br /> <br />Berming for parking lots and open space areas shall <br />not exceed 3:1. <br /> <br />Sodding and Ground Cover. All areas not other wise <br />improved in accordance with approved site plans shall <br />be sodded. <br /> <br />g. Irrigation. <br /> <br />All landscaping areas required under this section <br />shall include underground irrigation systems. <br /> <br />Exceptions include landscape areas that are left in a <br />natural state. <br /> <br />Parking Lot Landscaping. All parking lots are required to <br />provide internal overstory tree plantings in an effort to shade <br />parking surfaces and provide'visual relief. Plantings are required <br />at the following minimum schedule. The planting schedule is <br />established to provide an acceptable number of plantings that <br />may be planted in regular symmetrical patterns or irregular <br />clusters or groupings. <br /> <br />a. 1 tree per every 10 parking spaces. <br /> <br />b.
