h. Lighting. Lighting used to illuminate an off-street parking area, sign or structure, shall be arranged to deflect light away from adjacent residential districts or public streets. Bulbs emitting in excess of 3000 lumens (150 watts) shall be directed so that the bulb is not visible from off the property where the light source is located. Architectural Standards. The pm-pose of this section is to encourage the development of high-quality, diverse multiple-dwelling structures in the City of Ramsev while permitting flexibility h~ the development process. ii. General standards. The requirements in this section apply to all multiple-dwellin~ structures, as defined m~der Permitted Uses in this Section (Subd. 2a). The type of building materials used on exterior walls on all structures in the R-2 Residential District shall be face brick, natural stone, stucco, aluminum, steel, or vinyl siding, wood, masonite products, or other compatible residential materials that may be approved bv the CiW. The exterior building finish of multiple- family buildings shall consist of a minimum of 50% face brick, natural stone, or stucco. Exterior Insulation and Finish Systems o (EIFS) material is prohibited. Multiple-family buildings facin~ maior thorouchfares shall have rearqoaded garages. There should not be more than a one-storv difference between a multiple-family building and adiacent structm'es, either on an adjacent lot or across the street. The intent of this requirement is to avoid large changes in building height in close proximity. iii. Architectural Diversity. The intent of this section is to identify ways to accomplish architectural diversity between units in townhome developments. Townhome developments shall incorporate at least one substantial change between adjacent units to prevent architectural monotonY. 55
