The requirements in this section apply to all <br /> <br />multiple-dwellinu structures, as defined under Permitted Uses in <br /> <br />this Section (Subd. 2a). <br /> <br />l. The type of building materials used on exterior walls on all <br /> structures in the R-3 Residential District shall be fitce brick, <br /> <br />natural stone, stucco, aluminum, steel, or vinyl siding, <br />wood. masonite products, or other compatible residential <br />materials that may be approved by the City. The exterior <br />building finish of multiple-family buildings shall consist of <br />a minimum of 50% face brick, natural stone, or stucco. <br /> <br />ge <br /> <br />iExterior Insulation and Fh~ish Systems (EIFS) material is <br />prohibited. <br /> <br />Multiple-family buildings facing main thoroughfares shall <br />have rear-loaded garages. <br /> <br />There should not be more than a one-story difference <br /> <br />between a multiple-family building and adjacent structures, <br />either on an adjacent lot or across the street. The intent of <br /> <br />this requiremem is to avoid large changes in building <br />height in close proximity. <br /> <br />ii. Architectural iDiversit-v. The intent ofth{s section is to identify ways <br /> <br />to accomplish architectural diversity between units in tow"nhon,te <br /> <br />developments. <br /> <br />Townhome developments shall incorporate at least one substantial <br />change between adiacent units to prevent architectural monotony. <br /> <br />Major Changes. One (1) major change in the following, plus one <br />color change~ shall constitute a substantial change: <br />a. Roof' style: hip, gable, 25% or ~eater change in slope <br />b. Dormers <br />c. Type of brick or stone treatment <br />d. Exterior finish - full brick vs. half-and-half, for example <br /> <br />e. Overall facade style <br />f. Brick arches <br />g:_. Projected or inset windows <br />h. Balconies, porches, or decks <br />i. Garage placement - rear, front, tuckunder, etc. <br /> <br />Minor changes. Three (3) minor changes in the following shall <br />constitute a substantial change: <br />a. Siding axis - vertical vs. horizontal <br /> <br />63 <br /> <br /> <br />
