MOLIN CONCRETE PRODUCTS COMPANY <br />DEVELOPMENT PERMIT <br />CITY OF RAMSEY, ANOKA COUNTY, MINNESOTA <br />THIS AGREEMENT, made and entered into by and between the CITY OF RAMSEY, a <br />municipal corporation under the laws of the State of Minnesota (the "CITY "), and MOLIN CONCRETE <br />PRODUCTS COMPANY, a business corporation (Domestic) under the laws of the State of Minnesota, <br />whose address is 6820 143rd Ave NW, Ramsey, MN 55303 (the "PERMITTEE "). <br />WITNESSETH: <br />WHEREAS, the PERMITTEE is the fee owner of the property generally known as 6820 143rd <br />Ave NW, Ramsey, MN 55303, and legally described as follows: <br />The East half of Southeast quarter of Southwest quarter of Section 27, Township <br />32, Range 25,except that part described as follows: <br />Commencing at Northwest corner of said East half, thence South along west line of <br />said East half 409.44 feet to point of beginning, thence East at right angle 11 feet, <br />thence South at right angle 264 feet, thence West at right angle to West line of said <br />East half, thence North along said West line to point of beginning, except road <br />subject to easement of record, Anoka County, Minnesota <br />(the "Subject Property "); and <br />WHEREAS, on October 22, 2013 the CITY approved the final site plan for Molin Concrete <br />Products Company on the Subject Property; and <br />WHEREAS, the PERMITTEE intends to cause the Required Improvements to the Subject <br />Property to be constructed without financial participation by the CITY. <br />NOW, THEREFORE, the CITY and PERMITTEE agree as follows: <br />SECTION I <br />REQUIRED IMPROVEMENTS AND FINANCIAL RESPONSIBILITIES <br />1. City Code Compliance. The CITY approves the site plan (the "Site Plan ") conditioned on the <br />PERMITTEE developing the Subject Property in accordance with the applicable provisions of <br />City Code. <br />2. Conformance with Plan. The Site Plan shall be developed pursuant to the plans prepared by <br />Framework Architects, dated September 3, 2013, revised , by Brown Herkenhoff <br />Engineers - Surveyors dated May 31, 2001, and by Bock & Clark's National Surveyors Network/ <br />Northstar Surveying, Inc. dated August 7, 2008. <br />3. Incorporation of All City Code Requirements. That the recitals above and the applicable <br />provisions of the City Charter, Subdivision Code, Zoning Code and Public Improvement Code of <br />the CITY, as amended to date hereof, are incorporated herein by reference. <br />Molin Concrete Products Company <br />Development Permit <br />Page 1 of 6 <br />
