Hakanson
Anderson
Assoc.,Inc.

Engineers, Surveyors &
Landscape Architects

February 20, 1990

Honorable Mayor & City
city of Ramsey
15153 Nowthen Blvd. N.W.
Ramsey, MN 55303

Council

Re: Final Plat of North Forty 3rd Addition

Dear Councilmembers:

Since our letter of December 12, 1989, the developer has provided
a revised grading plan showing drainage swales and building
elevation, an address map, and specifications. However, the
following items have not been provided or corrected in accordance
to City Code:

The erosion control plan should be revised to provide for
sodding or riprapping of drainage swales.

Street plans did not show adequate details or elevations at
intersections to show how drainage will be handled. We would
recommend that catch basins and storm sewer be provided at
156th Lane N.W. and Hedgehog Street and at the low point
approximately 250 feet east of Hedgehog on 155th Lane N.W.

Profiles of adjacent existing streets where shown with the
exception of Iguana Street to the south. Profiles of this
street must be shown and the street must be constructed to
154th Lane N.W.

As previously stated, the amount of proposed park dedication
is 3.94 acres short. Therefore, the balance will have to be
paid in cash.

In review of the specifications, the bituminous thickness of
the proposed cross sections should be specified as three
inches. Also, the specifications should provide for maximum
tolerances in the alignment of the bituminous curb.

The connection of 155th Lane N.W. to Armstrong Blvd. will
require an access permit from Anoka County.

222. Monroe Street
Anoka, Minnesota 55303

612/427o5860

Fax 612/427-3401
