All of the lots will exceed the minimum width <br />requirement of 200 feet for road frontage. <br /> <br />Access to the plat will be from Yo!ite Street on the north and <br />Alpaca Street and 166th Ave. on the south. To eliminate the <br />168th Lane and Bison Street cul-de-sac, Bison Street should <br />be constructed north of the plat to 171st Street. The 165th <br />Avenue cul-de-sac will need a variance for exceeding the <br />maximum length of 600 feet. <br /> <br />As previously indicated, the amount of Class i soils in <br />Block 2 is questionable. Soil borings should be provided to <br />establish the water table elevation. <br /> <br />Zn review of the drainage, storm water will be directed <br />towards Trott Brook. Drainage calculations should be provided <br />for the design of the proposed storm sewers. <br /> <br />The 100 year flood level of Trott Brook is 871.4.
