In review of the <br />final plat and revised plans, the following items were not <br />corrected or provided. <br /> <br />l. An address map was not provided. <br /> <br />2. An erosion control plan was not provided. <br /> <br />The grading plan does not show all the final lot grades and <br />building elevations. <br /> <br />Plans and specifications for the construction of the <br />bituminous walk along CSAH No. 5 were not provided. Also, the <br />35 foot trail corridor should be dedicated to the City rather <br />than shown as an utility easement. <br /> <br />We would recommend approval of the final plat contingent on the <br />following: <br /> <br />A variance be granted for length of the cul-de-sac and the <br />items addressed above be provided. <br /> <br />The developer post the required bond or escrow and enter into <br />a developer's agreement to complete the improvements. We have <br />estimated the cost of improvements to be $34,000 which <br />includes the bituminous walkway.
