11. 12. 13. DEVELOPMENT AGREEMENT - HAUBRICH ADDITION Street/Traffic SiGns, Street LiGht and Seal CoatinG. The CITY will install in the Plat, as Stage II Improvements street/traffic signs, street light and street seal coating. DEVELOPER will pay to the CITY an amount equal to 100% of the City Engineer's estimated construction cost of the items prior to recording of the final Plat. The street light will be installed by the CITY at the intersection of 151st Lane NW and Nowthen Boulevard. The cost of these items is Three Thousand Six Hundred and 00/100 Dollars ($3,600.00). The specific amount for each of the Stage II Improvements is as follows: 1 Street Sign 1 Stop Sign 1 Deadend Sign Seal Coating 1 Street Light $ 100.00 $ lOO.OO $ 100.00 $2,100.00 $1,200.00 Total: $3,600.00 III. PERMITS AND OCCUPANCY: Other Permits. The DEVELOPER shall provide to the CITY a copy of all required land development/environmental permit(s) and permit requirements from all other governmental agencies including U.S. Army Corp of Engineers and Department of Natural Resources. Requirements for Building Permits. No building permit for any lot in the Plat shall be issued until (a) vehicular access to the lot is provided including the installation of Class V material on all streets in the Plat; (b) site plan approval is granted by the CITY and any additional expense incurred in giving site plan approval has been reimbursed to the CITY; (c) a Certificate of Survey including that information required by the CITY has been supplied to the Building Official, and the financial guarantees required by paragraphs four (4) and five (5) above have been satisfied. IV. PARK DEDICATION: Land Dedication and Cash Deposit. Park Dedication shall be satisfied by the DEVELOPER dedicating to the CITY those parcels of land shown as "Park" on the Final Plat. 5 ??
