The specific amount for each of the Stage <br />II Improvements is as follows: <br /> <br />4 Street Name Signs <br />5 Traffic Signs <br /> 1 No Outlet sign <br /> 3 Stop Signs <br /> 1 Deadend Sign <br />Seal Coating <br />3 Street Lights <br /> <br />400.00 <br />5OO.0O <br /> <br />$4,000.00 <br />.$3,600.00 <br /> <br />Total: $8,500.00 <br /> <br />III. <br /> <br />PERMITS AND OCCUPANCY: <br /> <br />Other Permits. The DEVELOPER shall provide to the CITY <br />a copy of all required land development/environmental <br />permit(s) and permit requirements from all other <br />governmental agencies including U.S. Army Corp of <br />Engineers and Department of Natural Resources. <br /> <br />Requirements for Buildinq Permits. No building permit <br />for any lot in the Plat shall be issued until (a) <br />vehicular access to the lot is provided including the <br />installation of Class V material on all streets in the <br />Plat; (b) site plan approval is granted by the CITY and <br />any additional expense incurred in giving site plan <br />approval has been reimbursed to the CITY; (c) a <br />Certificate of Survey including that information required <br />by the CITY has been supplied to the Building Official, <br />and the financial guarantees required by paragraphs four <br />(4) and five (5) above have been satisfied. <br /> <br />IV. <br /> <br />PARK DEDICATION: <br /> <br />Land Dedication and Cash Deposit. Park Dedication shall <br />be satisfied by the DEVELOPER dedicating to the CITY a <br />35 foot wide trail corridor adjacent to the northerly <br />right-of-way of 153rd Avenue NW. Said 35 foot trail <br />corridor shall be shown on the recorded plat as "Street <br />right-of-way." This park land dedication amounts to 1.01 <br />acres, which is 25.25% of the total park dedication <br />obligation.
