VALLEY INDUSTRIAL REALTY

March 16, 1990

t?EcEIFED
,d s'd. ....

Mr. Bill Sironen
Anoka County Highway Department
1440 Bunker Lake Boulevard
Andover, MN 55304

RE:

Proposed Development on
Armstrong Boulevard (County Rd 83)
and Highway 10

Dear Mr. Sironen:

Please find enclosed a site plat for the proposed 4,000 sq.
ft. liquor store building we are contemplating constructing
on the corner of 146th and Armstrong Boulevard. I was
instructed by Kim Johnson to forward this to you for your
review and consideration as it may relate to the County's
need to control and maintain information on new commercial
development.

The Planning and Zoning Commission for the City of Ramsey
has requested that the developer look at installing a south
bound right-turn deceleration lane and and a north bound by-
pass lane around the existing curb cut that will be used to
access the development on Armstrong Boulevard which
presently accesses the Brooks' Superette strip center. We
are not proposing any new curb cuts, just a shared
arrangement on the existng one. I am not familiar with the
design of how Armstrong Boulevard was rebuilt when this was
recently done.

~our review of this item as to the County's requirements and
the need for the above-referenced lanes would be
appreciated. I will be addressing this item with the City
Council on March 27th. Any response you could provide me on
the necessity for this addition by that time would be
greatly appreciated.

244 Canterbury Rd., P.O.
