Case #4' <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF AUTUMN HEIGHTS <br /> ADDITION; CASE OF COUNTY OF ANOKA <br /> By: Mark S. Banwart, Community Development Director <br /> <br />2ND <br /> <br />Background: <br /> <br />The proposed minor subdivision consists of subdividing Lot 1, Block 3, of Autumn Heights <br />Addition. The resulting lots would consist of Lot 1, Block 1, Autumn Heights 2nd Addition with <br />an area of approximately 1.65 acres and Lot 2, Block 1, Autumn Heights 2nd Addition with an <br />area of approximately 21,280 square feet. The existing and proposed zoning is RB Rural Business <br />District. The property is located in the Northwest Quarter of the Southwest Quarter of Section 8, <br />Township 32, Range 25, Anoka County, Minnesota. The P.I.N. is 08-32-25-32-0021. Map. <br />Proposed Subdivision <br />Proposed Resolution <br /> <br />Observations: <br /> <br />On February 26, 1990, the City of Ramsey received an application and sketch plan from the <br />County of Anoka for Autumn Heights 2nd Addition. <br /> <br />Anoka County has obtained Lot 1, Block 3, Autumn Heights Addition by tax forfeiture. The <br />up~ade of County Road #83 (Armstrong Blvd. N.W.) has required the taking of a portion of this <br />lot for highway right-of-way purposes. The resulting parcel is being subdivided as Autumn <br />Heights 2nd Addition would consist of Lot 1, Block 1 with an area of approximately 1.65 acres. <br />This is well above the minimum lot requirement of an RB Rural Business District of 1 acre <br />minimum lot size. The remaining portion of the lot consisting of approximately 21,280 square feet <br />is proposed to be used permanently as a communications receiving tower'location. Please refer to <br />Case # : Request for a Conditional Use Permit to Site a Communications Receiving Pole on Lot <br />1, Block 3, Autumn Heights Addition (Autumn Heights 2nd Addition); Case of County of Anoka. <br /> <br />On March 6, 1990, the Ramsey Planning and Zoning Commission accepted the sketch plan for <br />Autumn Heights 2nd Addition and recommended to City Council to approve the final plat for the <br />minor subdivision. <br /> <br />On March 15, 1990, the Ramsey Park and Recreation Commission recommended the waiving of <br />the park dedication requirement due to the fact that the newly created lot will be for a receiving <br />tower which will benefit the City and that at most the fee would be less than Fifty Dollars ($50.00) <br />The good will generated by waiving the fee is an important point. <br /> <br />Staff Recommendations: <br /> <br />Staff recommends final plat approval of Autumn Heights 2nd Addition. <br /> <br /> <br />
