Master Agreement, refer to this Master Agreement as a whole, unless the context requites <br />otherwise <br />(a) AUAR "AUAR" means that certain Town Center AIternative Urban Areawide <br />Review, prepared by Emmons & Oliver Research, Inc , dated June 24, 2003 <br />(g) <br />AUAR Roadway Improvements "AUAR Roadway Improvements" means those <br />roadway improvements described on Exhibit J <br />Certificate of Completion "Certificate of Completion" has the meaning set forth <br />in Section 14 6 <br />Charter School "Charter School" means the land and building designed for use <br />as a educational facility to be located on Lot 1, Block 1 of the Preliminary Plat <br />City "City" means the City of Ramsey, a Minnesota municipal corporation and <br />home rule charter City <br />City Engineer "City Engineer" means the engineer or engineering firm <br />designated by the City <br />City Hall Site "City Hall Site" means the portion of Outlot 0 of the Preliminary <br />Plat identified as the 101,000 square foot City Hall/Police Station and the 63,000 <br />square foot parking ramp depicted on the attached Exhibit B <br />(h) City Phase I Roadway Improvements "City Phase I Roadway Improvements" <br />means Sunwood Drive as shown on Sheets 58 and 61 through 68 of the Master <br />Development Plan and Rhinestone Street NW as shown on Sheets 60 and 72 <br />through 74 of the Master Development Plan <br />(i) City Phase I Utility Improvements "City Phase I Utility Improvements" means <br />the water, sanitary sewer and storm water improvements described on Exhibit C <br />O City Phase II Roadway Improvements "City Phase II Roadway Improvements" <br />means Civic Center Drive as shown on Sheets 94 to 98 of the Master <br />Development Plan , Zeohte Street as shown on Sheets 69 to 71 of the Master <br />Development Plan , and Town Center Drive North from Bunker Lake Boulevard <br />(County 116) to the northerly boundary of the Subject Property (sometimes <br />referred to as Variolite) <br />(k) City Phase II Utility Improvements "City Phase II Utility Improvements" means <br />the water, sanitary sewer and storm water improvements described on Exhibit D <br />(1) City Pioperty "City Property" means the City's Ninety Foot Tract and the City <br />Well site <br />(m) City Public Improvements "City Public Improvements" means the City Roadway <br />Improvements and the City Utility Improvements <br />i555730v13 3 <br />
