Hakanson <br />Anderson <br />Assoc., Inc. <br /> <br />Engineers, Surveyors & <br />Landsc_~pe Architects <br /> <br />July 17, 1989 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />city of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Preliminary Plat of Chestnut Hills <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced preliminary plat which is <br />located in the urban service area of the City. <br /> <br />Following is a list of comments resulting from our review of the <br />Chestnut Hills preliminary plat. <br /> <br />1. The proposed plat consists of 100 residential lots. <br /> <br />Block 4 of the plat abutts the Ramsey Terrace Pond which is <br />a general development lake. The lots adjacent to this lake <br />must have 15,000 square feet above the ordinary high water <br />mark, 75 feet of water frontage and a structure setback of 50 <br />feet from the ordinary high water mark. Lots 7, 8 and 18 do <br />not have 75 feet of water frontage. <br /> <br />City Code requires that corner lots be platted 10 feet wider <br />than interior lots or 90 feet in width. Lot 21, Block 1, Lot <br />14, Block 3, Lots 3 and 9, Block 5 and Lot 7, Block 6 do not <br />meet the minimum requirement for corner lots. <br /> <br />City Code 170.038C required a minimum right-of-way of 66 feet <br />for streets. The preliminary plat shows a right-of-way of 60 <br />feet. Also, the minimum right-of-way for cul-de-sacs is 130 <br />in diameter. The preliminary plat shows a diameter of 120 <br />feet. <br /> <br />In review of the required preliminary plat data by the City <br />Code, the following items were not provided: <br /> <br />Soils data. <br />Street names. <br />Easements were not shown. <br />Profiles of proposed streets. <br /> <br />222.
