Banwart:

I met with Dennis Peck, North Fork, Inc. today to review his latest
plans and discuss several items. The items we discussed are as
follows:

1)

The water frontage requirements of Ramsey's ordinance #85-2
only applied to riparian lots on the body of water with a
shoreland classification. Riparian lots on the man-made lake
on the golf course would not have to meet the frontage
requirements. The 200-foot lot width at the buildin9 line
requirement should still be met in the shoreland district.

2)

It is my interpretation that easements do not affect the lot
size requirements. The 80,000 square feet requirement can
still be met even if part of the lot is also covered by an
easement for golf course use.

Please call me if you have any questions.

Si nc erel.y,

Tom Hovey
Area Hydrologist

TllS'kap

cc: Dennis Peck

AN EQUAL OPPORTUNITY EMPLOYER
