Page 3
May 16, 1990

11.

Gradinq/Drainaqe

The grading plan shows a floor elevation for the proposed
building of 884 and the centerline of the street at an
elevation of 886.33. City Code requires that the building"
elevation be at least 18 inches above the street. This may
be modified provided there is good drainage from the building.
The grading plan shows the drainage from the northeast corner
of the parking lot flowing north to the Sunfish Lake Boulevard
ditch with minimal fall. We would recommend that the building
be raised or the drainage pattern changed to provide better
drainage from this area.

12. Landscape Plan

The landscape plan illustrates a mixed foundation planting
with plants roughly 10' on center. Selection of plant
materials is not well suited for the north side of the
building and should be revised with material more tolerant to
shade/north exposure.

The boulevard planting should be enhanced with more canopy
trees. Columnar maples should not be used since their
pyramidal form provides little screening. These trees should
be replaced with a suitable hardwood species and spacing
should be reduced to approximately 40' o.c.

On the south side of the building, the five foot setback to
pavement provides little room for screening loading dock
activity without using a fence. The plan indicates alternate
use of Amur maples and Lindens approximately 30' o.c. Greater
consideration should be given to treatment of this building
side due to its high visibility. The applicant stated at the
P&Z meeting (5/15/90) that he intended to work with the
adjoining property owner to provide a landscape screen on the
south side which would reference the visibility of loading
dock and future parking areas from Co. Rd. 57.

Ail disturbed areas not sodded will need to be seeded.
