The street, sewer, water and storm <br />sewer are currently being installed with the plat of Juniper Woods. <br />The developer will be installing a liner in the pond on the east <br />side of the plat to maintain 3 to 4 feet of water. <br /> <br />We would recommend approval of the final plat contingent on the <br />following: <br /> <br />The developer post the required bond or escrow and enter into <br />a developer's agreement to complete the pond construction and <br />pay for the assessment for sewer, water, streets and storm <br />sewer. We have estimated the cost of the liner to be $12,000 <br />(twelve thousand and no/100 dollars). The bond or escrow is <br />125 percent of the estimated cost or $15,000 (fifteen thousand <br />and no/100 dollars). <br /> <br />® <br /> <br />The developer agrees to pay for Stage II improvements as <br />stated in Article 170.039c'of the City Code.
