The minimum lot width at the 35' front yard setback is 80' with lots on the West boundary <br />being 100', minimum. The proposed sumdivision is in an area presently zoned and guided for single <br />family use. The project site design includes the dedication of 12.4 acres of land for public park <br />and recreation facilities. The project sise includes wetland and upland areas. The wetlands will <br />be protected at the South end and reconfigured at the North wetland area. The upland area is gently <br />rolling and partially, woooed with tne non-weeded areas being unused rural area. <br /> <br /> <br />
