SECTION IV <br />PARK DEDICATION <br /> <br />16. <br /> <br />Cash, Land, and Park Improvements. The Plat <br />Recreation District. Park dedication requirements <br />improvements and cash payments as specified below. <br /> <br />is located in the Mississippi River <br />shall be satisfied 'bY certain park <br /> <br />The Park Dedication requirements for the 26.5- acre Rivenwick Village shall be met by park <br />improvements equating to and no cents ($. .00) <br />in cash value, based upon the 2004, $2,200 per unit Park Dedication Fee and a total of~ <br />lots. The value of any park improvements provided by the DEVELOPER shall be <br />determined by the lowest of three qualified bids or by mutual agreement between the parties <br />and may include associated design, inspection and staking costs. The CITY may choose to <br />complete any portion of the work, including, but not limited to, inspection and restoration. <br />The CITY and the DEVELOPER, hereby agree to the folloWing prioritized improvements <br />and the process for implementation:, <br /> <br />Ag lime infield and safety fences <br />The existing softball field within Riverdale Park shall have ag lime added to the infield and thirty <br />(30') foot by six (6') foot nine (9) gauge chain link safety panels added to players bench areas. <br />Approximately three (3") inches of the existing topsoil to be removed for the ag lime will will be <br />spread thinly over any low areas in the outfield: And to blend the elevations between the new ag <br />lime surface and the outfield turf. Five (5") inches of red ag lime shall be imported and spread <br />evenly with a one (1) percent crown, or high point at the pitchers mound. This quantity is <br />estimated at four (4) hundred ton. <br />The above work will occur in 2004, and be coordinated with the CITY so as to minimize the out <br />of play period or conflicts with organized athletics users. <br /> <br />Two hexagonal shelters <br />A small hexagonal shelter will be installed adjacent to the tennis court in Riverdale Park. <br />Another, identical, but 35' foot shelter shall be installed approximately 30' feet north of the <br />bituminous trail parallel with the Mississippi River. Both shall have concrete slabs, with hard <br />surface connections to the existing trails. The shelters shall be completed before the irrigation <br />work commences. <br /> <br />Irrigation <br />Riverdale Park shall receive irrigation no later than June 1st, 2005. The City's specifications <br />shall be used for obtaining quotes. <br /> <br />Landscape Improvements <br />Concurrent with the installation of trees for the first phase of Rivenwick Village, trees, shrubs <br />and perennials shall be installed in Riverdale Park and the 35' foot corridor north and south of <br />137th Avenue. <br /> <br />15 <br /> <br /> <br />
