The proposed sketch plan indicates that the total <br />gross land area is 153 acres. It is comprised of 58 rural <br />residential lots with a density of 1 lot per 2.6 acres. <br /> <br />Planned improvements within this plat are for a segment of trail <br />along Trott Brook and a north-south trail along State Highway 47. <br /> <br />Based on the current park dedication ordinance, park dedication <br />requires 10% of the residential land acreage at the proposed <br />densities. A combination of land and cash in lieu of may be <br />required. Based on this formula, 15.3 acres of land or cash in <br />lieu of are required or park dedication. <br /> <br />It is recommended that a trail corridor approximately 100-125' in <br />width be provided along Trott Brook such as generally shown on the <br />topo map of the site. Additionally, a 75' wide trail right-of- <br />way should be provided on the easterly side of Lot 13, Block 1 and <br />then along the east side of the loop road continuing south to the <br />southwest corner of the southeast part of the plat, and then <br />turning east along the south property line to the Highway 47 right- <br />of-way. The total land dedication would be approximately 6.4 <br />acres, thus the remainder would be due in cash.
