CITY OF RAMSEY ANOKACOUNTY, MINNESOTA DEVELOPMENT AGREEMENT - FOX RIDGE ESTATES THIS AGREEMENT, made and entered into by and between the CITY OF RAMSEY, a municipal corporation of the State of Minnesota (the "CITY"), and GERALD J. BAUER and HEIDI A. BAUER, husband and wife, whose address is 6131 Green Valley Road, Ramsey, Minnesota ("the DEVELOPER"). WITNESSETH: WHEREAS, the DEVELOPER is the fee owner of the following described property situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described as follows: The North Half of the Northwest Quarter, the North Half of the South Half of the Northwest Quarter, and that part of the West Half of the Northeast Quarter lying west of the center line of State Highway #47, all in Section 11, Township 32, Range 25, Anoka County, Minnesota. AND that part of the Southwest Quarter of the Southwest Quarter of Section 2, Township 32, Range 25, Anoka County, Minnesota, described as follows: Beginning at a point on the south line of said Southwest Quarter of the Southwest Quarter distant 924.00 feet easterly of the southwest corner thereof; thence south 89 degrees 30 minutes 27 seconds West, assumed bearing, along the south line of said Southwest Quarter of the Southwest Quarter, a distance of 924.00 feet to the southwest corner thereof; thence North 0 degrees 31 minutes 45 seconds East, along the west line of said Southwest Quarter of the Southwest Quarter, a distance of 249.95 feet; thence North 66 degrees 27 minutes 00 seconds East a distance of 12.00 feet; thence South 34 degrees 43 minutes 00 seconds East a distance of 111.00 feet; thence south 89 degrees 51 minutes 00 seconds East a distance of 47.00 feet; thence North 18 degrees 06 minutes 00 seconds East a distance of 81.00 feet; thence North 52 degrees 12 minutes 00 seconds East a distance of 45.00 feet; thence South 72 degrees 00 minutes 00 seconds East a distance of 45.00 feet; thence North 44
