JOHN PETERSON, GOOD VALUE HOMES, INC. <br /> By: Acting Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. John Peterson of Good Value Homes, Inc. is requesting approval to rezone the proposed plat <br />of Chestnut Pond Addition from I-1 industrial to R-1 Urban Residential. The subject property is <br />approximately 23 acres in size and is located south of the proposed Cedar Hills plat and north of <br />County Road #116 (Industry Avenue N.W.). The plat is proposed to be serviced by sanitary <br />sewer and municipal water. <br /> <br />Observations: <br /> <br />As you may recall, City Council's approval of the preliminary plat of Cedar Hills was contingent <br />upon the developer providing an additional outlet from Cedar Hills to either Sunfish Lake <br />Boulevard N.W. or industry Avenue N.W., in addition to l~4th Lane N.W. through Hunters Hill <br />Addition. in addition to that, the developers of Cedar Hills, Chestnut Hills and Windemere Woc~ts <br />Additions have been coordinating their respective development in this particular area. As a result <br />of City Council's desire for an alternative access to either Sunfish Lake Boulevard N.W. or <br />Industry Avenue N.W., John Peterson, the developer of Chestnut Hills has acquired additional <br />property access to County Road #116 (Industry Avenue N.W.) from Cedar Hills. The following <br />items are included for your information: <br /> <br />A) Site location map <br />B) Sketch plan <br />C) Proposed Ordinance <br /> <br />On July 3, 1990, the Planning and Zoning Commission conducted a public hearing and <br />recommended approval of the request to rezone Chestnut Pond Addition to R-1 Urban Residential. <br /> <br />On July 24, 1990, City Council adopted findings of fact and introduced an ordinance to rezone <br />Chestnut Pond Addition. <br /> <br />Recommendation: <br /> <br />City Staff recommends adoption of the ordinance to rezone the proposed plat of Chestnut Pond <br />Addition from I-1 industrial to R-I Urban Resident/al. <br /> <br />Council Action: <br /> <br />Motion to adopt/not adopt Ordinance ~.-~90-__ to rezone Chesmut Pond Addition from I-1 Indusn-ial <br />to R-1 Urban Residential. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />Cit3.'
