The proposed subdivision is in the urban <br />area and will need to be rezoned for urban residential use. <br /> <br />The developer is proposing a subdivision which would create 18 <br />residential lots on approximately 23.2 acres. Park dedication at <br />a minimum is 10% of the gross land area, cash equivalent or <br />$500/unit whichever is greater. <br /> <br />An issue the Commission may wish to consider is whether a 15' ROW <br />should be required along the east side of Sodium for <br />pedestrian/bike path from Industry Avenue to the trail entry into <br />the park.
