Our Assign: Ti work together to responsibly grow our conununity, and to provie quality, cost-effective, an efficient government services <br />CC Regular Session <br />Meeting Date: 12/10/2013 <br />Submitted For: Patrick Brama, Administrative Services <br />By: Patrick Brama, Administrative Services <br />Information <br />Title: <br />Adopt Resolution #13-12-228 Approving the Terms and Condition of Sale for Outlot A Ramsey Town Center 3rd Addition; and, Approve a Quit Claim Deed <br />for Outlot A Ramsey Town Center 3rd Addition <br />Purpose/Background: <br />Purpose of case: <br />The purpose of this case is to legally convey a City owned outlot located in the RAMSEY TOWN CENTER 3RD ADDITION PLAT to Northstar Marketplace <br />Station, LLC. <br />NOTE: This action will be conducted by means of a resolution and quit claim deed. <br />Background: <br />The subject property is known as: OUTLOT A RAMSEY TOWN CENTER 3RD ADDITION, ANOKA, MINNESOTA ("Subject Property"). The Subject <br />Property is .11 acres in size and is located at the former intersection Armstrong Boulevard and Sunwood Drive. The City was originally dedicated the Subject <br />Property for the purpose of monument signage (when the Coborn's retail node was originally developed). <br />As the Council well knows, Sunwood Drive was realigned 500' to north in 2012 in preparation for the future Armstrong interchange. As a result, the Subject <br />Property no longer held value for the City (as originally anticipated). Additionally, as part of the negotiation process for a public easements with the former <br />owner of the Coborn's retail node (Sophia Ramsey), it was agreed the Subject property would be exchanged for dedication of new easements to the City (as a <br />result of the 2012 Sunwood Drive realignment project). <br />Important Note: <br />The conveyance of the Subject Property did already occur in late 2012 by the City. However, a new/updated PLAT still needed to be recorded by Sophia <br />Ramsey in order to finalize the transaction. As the Council knows, Sophia Ramsey recently sold their property to Northstar Marketplace Station, LLC (a new <br />owner). As a result, the documents approved by the City in late 2012 are now void (because a new PLAT was never recorded). Therefore, the purpose of this <br />case is simply house keeping --the City is updating the legal name on both documents conveying the Subject Property to Northstar Marketplace Station, LLC <br />(rather than the previous property owner --Sophia Ramsey). <br />Notification: <br />NA <br />Observations/Alternatives: <br />NA <br />Funding Source: <br />NA <br />Recommendation: <br />NA <br />Action: <br />Motion to ADOPT RESOLUTION 13-12-228 APPROVING THE TERMS AND CONDITION OF SALE FOR OUTLOT A RAMSEY.
