Review File: <br />Brookfield 4th Addition. <br />Page 2 of 2 <br />• A two (2) year maintenance surety will be required to ensure the survival of the transitioning <br />plantings. <br />• Minimum tree size for transitioning plantings are 2.5 inches for overstory (shade) trees, 1.5 <br />inches for ornamental trees, and six (6) feet in height for evergreen trees. <br />Tree Preservation: While the majority of the site is devoid of trees, there is some tree cover along the <br />southern and western edges of the proposed plat. If grading or any other land disturbance occurs within <br />the wooded areas, a detailed tree inventory must be provided for these trees. However, it is Staff's <br />understanding that there will not be any land disturbance within the dripline of existing trees. Thus, an <br />inventory is not necessary as long as the limits of construction are clearly indicated on the grading plan <br />and tree save fencing is installed no closer than the dripline of trees. Please revise the plan to clearly <br />indicate where the limits of construction/grading are and label the fencing as tree save fencing. <br />Topsoil: Each individual lot will need to have four (4) inches of topsoil meeting the City's topsoil <br />specification. A topsoil inspection is required prior to landscaping being installed and copies of the load <br />tickets are required as well. This is reviewed at time of Building Permit Application and request for <br />Certificate of Occupancy for each individual lot. <br />
