All final plans must be certified by an architect or engineer. <br /> <br />2. Street & Utility Construction <br /> <br />The proposed site is located at the intersection of Industry <br />Avenue and proposed Tungsten Street. The proposed development <br />is in the urban I-1 industrial district and would need <br />sanitary sewer and watermain extended to it. The existing <br />sanitary sewer lies south of the property approximately 1300' <br />and the watermain is located on the north side of Industry <br />Avenue. The applicant will have to connect to City utilities. <br />It is proposed that the City will extend both sewer and water <br />along Tungsten Street and also construct Tungsten Street using <br />tax increment financing. <br /> <br />3. Street Access <br /> <br />The proposed site plan shows one access driveway on Industry <br />Avenue and two access driveways on Tungsten Street. Access <br />to Industry Avenue will require a variance from the City Code <br />and would also have to be approved by Anoka County. The <br />northerly access on Tungsten Street must be moved southerly <br />at least 300 feet south of the centerline of Industry Avenue <br />as required by Article 170.017E of the City Code. <br /> <br />4. Lot Coveraqe <br /> <br />The building area of Phase I is proposed at 19,608 and the <br />proposed building area of Phases II and III is approximately <br /> <br /> 1~22 Monroe Street <br /> Anoka, Minnesota 55303 <br /> 612/427-5860 3~ <br /> Fa× 612/427-3401 <br /> <br /> <br />
