Dear City Council Members: <br />I am writing to request that on February 28, 2014 at the end of the first year of my Lease at 14590 <br />Armstrong Blvd, NW, Ramsey, MN, the Lease be changed to a month -to -month tenancy. <br />Currently the Lease provides as follows: <br />2,1 At any time during the Term, Landlord may terminate the Lease upon 90 days prior <br />written notice to Tenant after Landlord has approved a new road project for Armstrong <br />Blvd. NW and U. S. Highway 10 requiring the removal of the Off -Sale Liquor Store <br />presently on the Premises. <br />2,2 At any time during the Lease term, Tenant may terminate the Lease upon 90 days prior <br />written notice to Landlord upon Tenants receipt of a certificate of occupancy to occupy a <br />newly constructed off -sale Liquor Store on any real property owned by the City and sold <br />to Tenant or Tenant's purchase of an existing off sale Liquor Store located in Ramsey, <br />Minnesota where Tenant will relocate its off -sale liquor store business presently <br />conducted on the Property. <br />I understand that there is a strong possibility that the Armstrong overpass construction project may start in <br />the second half of 2014, <br />At this present time the Tenant may terminate the Lease upon a 90 day prior written notice only in the <br />event that 1 am able to purchase real property from the City of Ramsey and construct a new off sale liquor <br />store an that site, or in the event I am able to purchase an existing off sale liquor store located in Ramsey. <br />I have made several inquiries regarding a piece of property owned by the Ramsey EDA, but this has been <br />a slow process. I have made some headway in obtaining another tenant for this new building, The other <br />tenant will be a new business in Ramsey, I have also reached out to another business to purchase an <br />adjacent site in order to make this project viable for all parties involved. <br />I am in dire straights without being able to purchase a piece of real estate from the City of Ramsey, nor <br />being able to purchase an existing off sale liquor store located in Ramsey. <br />Now my hands are tied behind my back with my present location on Armstrong Blvd, until the City <br />provides me a 90 day notice to vacate, at which time I will not have a liquor store site to move to. <br />Based upon simple "fairness" and "reasonableness" I would hope that you would permit our Lease to be <br />changed to a month -to -month tenancy as of March 1, 2014, <br />We look forward to answering any questions you may have. <br />Sincerely, <br />M & W Holding Company, LLC <br />Jeff and Deann Wise <br />
