IMPACT OF 205 ACRE MUSA EXPANSION ON HWY. 10 ~' - <br /> <br />The conditionally approved MUSA expansion of 205 acres is <br />predominantly commercial and industrially zoned land with the <br />exception of 32.4 acres of residentially zoned property, of which <br />13.2 acres are proposed to be developed as park. <br /> <br />RESIDENTIAL DEVELOPMENT <br /> <br />A sketch plan for development of the parcel south of Highway 10 <br />is currently under review by the City. This parcel includes all <br />of the residential and park acreage, and therefore comparison of <br />traffic impacts with and without the MUSA expansion can be fairly <br />exact. <br /> <br />Without the MUSA expansion, total residential development would <br />be limited to three residential units (based on 35 acres) with a <br />minimum lot size of five acres. With the MUSA expansion and <br />urban density development, approximately 31 lots can be <br />developed. As indicated, the <br />extension of the frontage road as a major collector will continue <br />through this parcel. The net impact of residential development <br />on Hwy. 10 with the MUSA expansion is 18 vehicles during the peak <br />hour, a relatively insignificant impact compared to the estimated <br />2,990 vehicles per peak hour currently using Hwy. 10.* <br /> <br />*Mn/DOT - 1988 Traffic Count, ADT at Hwy. 10 west of Thurston is <br />29,900. <br /> <br />22a <br /> <br /> <br />
