SITE PLAN ANALYSIS
EXPANSIONS
October 16, 1990

14230 Basalt Street - Eugene Brown / Expansion of StorageBuilding In Industrial Zone
An application according to Code was sought. The P&Z Commission recommended
approval of the expansion on April 4, 1989 contingent upon the applicant providing a
detailed landscape plan; providing a topographical map, grading plan and typical cross
section of the concrete pad; and hard surfacing the existing driveway. The requirement for
50% other than metal exterior was waived so that the expansion would be consistent with
the existing facility. Since April of 1989, the applicant has not responded with the required
items in order to proceed to Council for final approval.

14161 Basalt Street - Robert Brown / Production Design Products / Expansion to an existing
office/manufacturing facility
An application according to Code was sought. The site plan was approved with site
grading, drainage and landscaping subject to the approval of the City Engineer and
compliance with the City Engineer's review letter. That review letter indicated that
landscaping may be waived because of existing trees on the property and that the existing
driveway and parking area in southwest comer may be waived from blacktop requirements
because this area is proposed for another expansion of PDP. A $10,800 letter of credit was
required so there must have been some site improvements required (development permit is
not detailed).

7411 Hwy. gl0 - Great Plains Gas Addition of Metal Accessory Building
An application according to Code was received. The Planning and Zoning Commission
required a certificate of survey. The building was to be treated with materials according to
Code. Additional landscaping was required. A $1500 letter of credit was required to cover
the cost of improvements.

14310 S unfi sh Lake Blvd - Waltek / Building Expansion
An application according to Code was received. The expansion was for a metal type
building and it was approved as a temporary measure as Waltek indicated they would be
constructing a more permanent type expansion (masonry) in the very near future. Hard
surfacing, curbing and additional landscaping was waived until the permanent structure is
constructed. However, some landscaping along Sunfish Lake Blvd. was required at this
time. It appears that the requirement for 50% other than metal was waived because this is a
temporary expansion facility and in order to be consistent with the existing facility. A
$5,000 letter of credit was required for site improvements.

14059 Sunfish Lake Blvd - CAPCO / Building Expansion
An application according to code was received. The expansion was approved with
replacement of existing bituminous curbing with B612 curbing waived; paving and B-612
curbing was required on the expansion area. Replacement of existing landscaping that had
not been maintained was required. A $15,900 letter of credit was required for
improvements.

6400 Industry Avenue N.W. - Mate Punch and Die/Building Expansion
An application according to code was received. Existing site was up to code; paving,
curbing and landscaping was required on the expansion.
