CASE # 4 <br /> <br /> REQUEST FOR SITE PLAN APPROVAL; <br />CASE OF JIM CHAREST, EGAN OIL COMPANY <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Jim Charest, representing Egan Oil Company, is requesting site plan approval to construct a <br />4,000 square foot cold storage warehouse on Lot 3, Block 2, HY-10 Ramsey. The subject <br />property is zoned I-1 Industrial for which warehousing is a permitted use. The warehouse is <br />proposed to be a concrete block structure used to store construction materials. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site Plan <br />City Engineer's Report dated October 31, 1990 <br />Proposed site plan development permit <br /> <br />Observations: <br /> <br />On October 16, 1990, the City of Ramsey received an application for site plan review from Jim <br />Charest of Egan Oil. The application is for a cold storage warehouse. <br /> <br />On November 7, 1990 the Planning and Zoning Commission reviewed the proposed site plan and <br />discussed the fact that there would continue to be some exterior storage use on the property that <br />should be screened from Armstrong Blvd. N.W. It was also noted that a corrected drainage plan <br />should be submitted to reflect that drainage will flow to a drainage area to the rear of the property. <br /> <br />Recommendation: <br /> <br />City Staff and the Planning and Zoning Commission recommend approval of the site plan <br />contingent upon compliance with the City Engineer's Report dated October 31, 1990 with the <br />exception of Item #6, and with the landscape/screening plan and drainage plan subject to the City <br />Engineer's approval. <br /> <br />Council Action: <br /> <br />Motion to: <br />Approve/deny Egan Oil's request for site plan approval of a cold storage warehouse to be <br />constructed on Lot 3, Block 2, HY-10 Ramsey, contingent upon compliance with the City <br />Engineer's report dated October 31, 1990, and with the screening and drainage plan subject <br />to the City Engineer's approval. <br /> <br />Review Checklist: <br /> <br />City Administrator ... <br />City Attorney <br />City Engineer .
