CASE # l~ <br />ADOPT ORDINANCE ESTABLISHING SITE PLAN TIME FRAMES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On November 13, 1990, the City Council introduced an ordinance to require developers to sign <br />site plan development permits within 120 days of site plan approval. As a result of further staff <br />discussions, it was noted that the signing the permit does not obligate the developer in any way and <br />site plan approvals could extend years before the actual construction is initiated. That being the <br />case, the proposed development could be in non-conformance by the time it is developed. <br />Therefore, Staff has amended the proposed ordinance to require developers to complete the <br />construction improvements within 12 months of site plan approval. Provisions were also placed in <br />the ordinance for extensions to the 12 month time frame. <br /> <br />Recommendation: <br /> <br />City Staff recommends adoption of the proposed ordinance, as amended, to establish time frames <br />for site plan approvals. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt/deny Ordinance g90-~ establishing time frames for site plans. <br /> <br />Review Checklist: <br /> <br />CC: 11/27/90 <br /> <br />City Administrator <br />City Attorney <br />City Engineer <br />Zoning Administrator <br /> <br /> <br />
