Solutions <br />• Reduce size of TIF district <br />• Go from 331 parcels to 92 <br />— Remove existing town homes <br />• Leave vacant land for housing in district <br />• Need to be in to have a contiguous border and allow TIF to be used for <br />improvements to county Road 116 (Bunker Lake Boulevard) <br />• Total of 161 acres removed (approximately 38 %) <br />— Remove all land south of Highway 10 <br />• Except transit station and storm water pond <br />— Need to be in district since TIF is going to pay for some of the costs <br />• Other parcels will be acquired for Highway 10 expansion, Armstrong interchange <br />and /or existing businesses that likely will not be redeveloped in the next 10 years <br />— Remove large vacant parcel to the west of Armstrong Boulevard <br />(Area 20) <br />• Likely end uses will be manufacturing /warehouse and if assistance is needed, an <br />Economic Development TIF District can be created <br />EHLERS <br />Tax Increment <br />Financing ITIF) <br />District S14 Review <br />CI TIP IY@pewfdam"e=m4 <br />- Parcels b Remo. <br />A <br />1/16/2014 <br />6 <br />
