CASE <br /> <br /> REQUEST TO REZONE OUTLOT D, NORTHFORK <br />FROM PLANNED UNIT DEVELOPMENT (PUD) TO RURAL BUSINESS; <br />CASE OF LINDA OBRYCKI AND DENNIS PECK <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Linda Obrycki is in the process of purchasing Outlot D, Northfork from North Fork, Inc. The <br />subject property is approximately 7 acres in size and Linda Obrycki is currently utilizing the <br />existing building on the property for retail sales of educational and collectible toys and art supplies. <br />The subject property is currently zoned Planned Unit Development (PUD), as it was platted in <br />conjunction with the Northfork PUD. Documents relating to the Northfork PUD refer to the <br />outlots, generally, being intended for commercial development. However, the property will no <br />longer be associated with the Northfork PUD and Linda has requested rezoning the property to <br />Rural Business to specify exactly what uses will be permitted on the subject property. The parcel <br />fronts on Highway # 10 and is adjacent to other Rural Business zoning. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br /> <br />Site location map c) <br />Rural Business Zoning District regulations d) <br /> <br />Proposed findings of fact <br />Proposed ordinance <br /> <br />Observations: <br /> <br />On December 13, 1990, the City received an application to rezone Outlot D, Northfork, from <br />Planned Unit Development to Rural Business. <br /> <br />On January 2, 1991, the Planning and Zoning Commission conducted a public hearing regarding <br />the request for rezoning. The City has not received any verbal or written objections to the <br />proposed rezoning. <br /> <br />Recommendation: <br /> <br />The Planning and Zoning Commission recommended adoption of the findings of fact as proposed <br />and approval of the request to rezone Outlot D, Northfork to Rural Business. <br /> <br />Council Action: <br /> <br />Modon to: <br />Adopt Findings of Fact __ and approve/deny the request to rezone Outlot D, Northfork <br />from Planned Unit Development to Rural Business. <br /> <br />Motion to: <br />Introduce Ordinance #91- <br />Development to Rural Business. <br /> <br />to rezone Outlot D, Northfork from Planned Unit <br /> <br />Review Checklist: <br />CC: 1/22/91 <br /> <br />Zoning Administrator <br />Planning and Zoning Commission <br /> <br /> <br />
