On March 7, the Park and Recreation Commission reviewed the proposed plat and recommended <br />that park dedication be satisfied with cash, collected at the time of building permit issuance, in the <br />amount of $350 each for Lots 2 and 3. This too differs from what Code requires. City Code <br />requires collection of park dedication at the time of plat recording. <br /> <br />Recommendation: <br /> <br />! am recommending that City Council approve the plat of Echo Ridge with the following <br />stipulations: a) Requiting the developer to Class 5 177th Avenue N.W., in its correct alignment, <br />from St. Francis Blvd. N.W. into Echo Ridge a sufficient distance to provide Lots 1, 2 and 3 with <br />the required amount of frontage on a public road; b) Requiring the developer to construct a <br />temporary cul-de-sac at the terminus of 177th Avenue in Echo Ridge to provide maneuverablity for <br />public safety and emergency vehicles; c) Requiring the owners of property in Echo Ridge to join <br />in any future petition for improvements to 177th Avenue N.W.; d) Requiring the payment of <br />$700 in park dedication in accordance with City Code. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Resolution ~/01-04- <br /> <br />granting final plat approval to Echo Ridge. <br /> <br />Review Checklist: <br /> <br />CC: 4/9/91 <br /> <br />City Engineer <br />Zoning Administrator <br /> <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />! <br /> <br />! <br />I <br />! <br />I <br />I <br />I <br />I <br /> <br /> <br />
