The DEVELOPER shall provide to the CITY a copy of all <br />required land development/environmental permit(s) and permit requirements from <br />all other governmental agencies including U.S. Army Corp of Engineers and <br />Department of Natural Resources. <br /> <br />The Plat shall not be released for recording until the City receives acknowledgement <br />from Anoka County that the access of Tiger Street onto County Road #83 is <br />acceptable. <br /> <br />Rg, o_uirement8 for Building Permits. No building permit for any lot in the Plat shall <br />be issued until (a) vehicular access to the lot is provided including the installation of <br />Class V material on all streets in the Plat; (b) site plan approval is granted by the <br />CITY and any additional expense incurred in giving site plan approval has been <br />reimbursed to the CITY; (c) a Certificate of Survey including that information <br />required by the CITY has been supplied to the Building Official, and the financial <br />guarantees required by paragraphs six (6) and twelve (12) above park dedication <br />have been satisfied. <br /> <br />PARK DEDICATION: <br /> <br />Land Dedication and Cash Payment. Park Dedication shall be satisfied by the <br />DEVELOPER dedicating land as shown as park on the final plat map. The <br />dedication of this area, approximately 20.01 acres, shall meet the total land required <br />by the CITY for the PUD. The twenty percent (20%) open space dedication <br />required of the PUD shall be satisifed by the DEVELOPER dedicating land as <br />drainage easement as shown on the final plat map. <br /> <br /> VI <br />ACCESS TO PLAT <br /> <br />The DEVELOPER agrees to secure dedication of a sixty-six (66) foot street right- <br />of-way easement for two (2) parcels to gain acess to the Plat at: (a) the north <br />terminus of Tiger Street at the north boundary of the plat; and (b) the west terminus <br />of 168th Avenue N.W. at the west boundary of the Plat. The legal description for <br />the easements are attached to this agreement as Appendices B and C.
