I I IV. ESTIMATED COSTS The estimated project costs presented herein reflect the construction costs and overhead costs. Construction costs are estimated contract amounts for the actual construction. Right of way costs were not included since it is proposed to utilize dedicated rights of way. Overhead costs include, but are not limited to, engineering, construction staking and inspection, administrative service, legal, interest during construction and contingency. Overhead costs for the project are estimated based on percentages of construction cost. Those percentages are estimated to be as follows: - Engineering 8% - Staking & Inspection 7% - Bonding & Legal 2% - City Staff Administration 5% - Contingencies & Easements 2% - Interest During Construction 6% Interest during construction or capitalized interest was based on a construction period of 9 months and an annual interest rate of 8 percent. If the construction period is changed, this cost will be adjusted. The estimated cost of construction plus overhead are shown as the estimated project cost. We have assumed that the streets in the proposed plat will be cleared and graded prior to the installation of the sanitary sewer and watermain. The following Table I shows the estimated lateral costs for the sanitary sewer, watermain, storm sewer and streets.
