This subdivision contains a total of 14 lots which conform to the previously <br />approved preliminary plat which was prepared by Ulteig Engineering, Inc. and dated April 18, <br />1990. It should be noted that the final plat represents only a portion of the previously approved <br />preliminary plat. It is intended that this subdivision be developed in phases. Although, this plat is <br />in substantial conformance with the preliminary plat, t offer the following comments: <br /> <br />A ten foot drainage and utility easement should be extended around the perimeter of each lot <br />created. <br /> <br />2. Outlot A should be dedicated on the plat as park land rather than an outlot as is indicated. <br /> <br />o <br /> <br />Page 1 of 2 of the plat was not submitted. This sheet typically contains the dedication and <br />authorizing signatures. It should be reviewed by the City Attorney prior to the plat being <br />released. <br /> <br />I recommend approval of this final plat contingent upon the items outlined above. In addition, it <br />should be noted that the sole access to this plat depends upon Potassium Street N.W. connecting <br />through another proposed subdivision (Windemere Woods) which will connect to existing t 42nd <br />Avenue N.W. in Ramsey Terrace Addition. I would recommend that this plat not be released until <br />such time as the Windemere Woods Subdivision has been recorded so that this subdivision will <br />have proper access. <br /> <br />Respectfully submitted, <br /> <br />Stev;n J.
