I am also in receipt of a two-sheet set of architectural plans prepared by <br />John F. Wilkeson, P.E., dated June 28, 1991. It is my understanding the proposed facility will <br />serve as a maintenance facility for the North Fork Golf Course. It is also my understanding that <br />this facility will be located in the proximity of the northwest corner of the intersection of 153rd <br />Avenue N.W. with the Burlington Northern Railroad track. I offer the following comments: <br /> <br />Zoning andLand Use: The land of the proposed site is zoned P.U.D. and falls <br />within the master planning prepared for North Fork, Inc. The land use immediately south <br />of the proposed facility consists of a mainline track for the Burlington Northern Railroad <br />while the land use surrounding the remainder of the site will be future golf course. <br /> <br />Setbacks: No property lines have been indicated on the submittal. Based upon <br />dimension of 130 feet from the back of the curb, the building would have a setback of <br />approximately 110 feet from the west property line of 153rd Avenue N.W. This would <br />appear to be adequate. The submittal shows a setback of 35 feet from the center line of the <br />power line. I am unable to conclude anything regarding the setback distance from the <br />property line. In fact, from observation of aerial photographs and County Half-section <br />Maps, it is quite possible the building is being proposed to be placed on the Burlington <br />Northern's right-of-way. <br /> <br />Drainage: No drainage plan has been submitted. From the grading plan submitted for <br />the Northfork 5th Addition, this facility is apparently being placed on a high point. I would <br />recommend that the building and paved areas be graded to divert the majority of the mn-off <br />in an easterly direction. This drainage would ultimately end up within drainage ponds <br />being built for the golf course north of 153rd Avenue N.W. Care should be taken so that a <br />minimum of drainage occurs on to 153rd Avenue N.W. A revised site plan showing <br />drainage should be resubmitted. <br /> <br />Site Imvmvements: The site plan shows bituminous paving of an area approximately 60' <br />x 72' which would service n'affic to the office area. In addition, gravel drive and parking is <br /> <br /> <br />
