Therefore, I would r~commend that bituminous surfacing be extended to include <br />thc ar~ designated as gravel drive and parking on thc submission. In addition, there is no <br />concreu: curb and gutter specified on this plan. It has been past policy to require concrete <br />curb and guucr to encompass all paved areas. Recently, on a heavy industrial <br />devcloprn~nt, wc r, laxed thc policy and required that curb and gutter only be installed up to <br />the front building line. The Planning and Zoning Commission should determine the extent <br />to which concrete curb should be required on this plan. At a minimum, however, curb and <br />gut-t~ should be required up to thc front building line to be consistent with past policies. <br /> <br />~ Performance standards require one parking space per 200 square feet of <br />office space. The size office designated would require 9.2 spaces. Additionally, there is a <br />maintenance area and I am uncertain as to whether that area will house full-time employees. <br />If so, additional parking should be provided. The site plan shows seven spaces being <br />proposed. The standard suggests the number of spaces proposed will not be sufficient. <br />Either additional stalls should be provided or documentation should be provided detailing <br />thc numlx:r of employees and visitors that can be expected at this facility. <br /> <br />Landscaping Plan: The plan submitted shows six plantings of some sort are to be <br />provided along the wall of the office facing the street. The type and size of these plantings <br />should obviously be specified. In addition, the Commission may want to consider <br />additional landscaping between the parking lot and 153rd Avenue N.W. <br /> <br />Architectural Standards: The exterior finish on all sides of the building is to be <br />stucco.
