The subject property is <br />zoned P.U.D. and the maintenance facility would be accessory to the golfcourse which was <br />approved in the master plan for Northfork. At the height of the season, the maintenance facility <br />would employ approximately 13 full-time employees. The exterior £mish of the building is <br />proposed to be stucco on the south and east sides and colored matched metal on the north and west <br />sides. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />0 <br /> <br />Site location map <br />Site Plan (corrected version received July 15, 1991) <br />Building Plan <br />City Engineer's review letter dated July 11, 1991 <br />Letter received July 15, 1991 from Glenn Rehbein, Inc. <br />Proposed site plan development permit <br /> <br />Observations: <br /> <br />On July 10, 1991, the City of R~msey received a site plan application from Glenn Rehbein, Inc. <br />for a maintenance building at The Links Golfcourse. <br /> <br />On July 11, 1991, the City Engineer issued a review letter regarding the site plan that addressed <br />several deficiencies in the site plan. <br /> <br />On July 15, 1991, the City received a revised site plan from Glenn Rehbein, Inc. correcting some <br />of the items discussed in the City Engineer's review letter dated July 11, 1991. <br /> <br />On July 16, 1991, the Planning and Zoning Commission addressed the items in the City <br />Engineer's review letter of July 11 point-by-point as it related to the revised site plan received on <br />July 15. The Planning Commission recommended approval of the site plan as follows: a) <br />property line monuments should be designated on the site plan; b) site plan should reflect that no <br />more than 100 feet of the driveway will drain onto 153rd and the balance of the site shall drain to <br />the golf course; c) even though it is a deviation from City Code, the proposal to gravel versus <br />blacktop the rear working area of the site should be approved by City Council; d) the site plan <br />should be amended to reflect curb and gutter from the building front along both sides of the <br />driveway to 153rd; e) The off-street parking area should be increased from 7 to 13 spaces; f) the <br />landscaping should be approved by City Council as proposed on the site plan with the plant species <br />to be at the discretion of the applicant <br /> <br /> <br />
