1 <br /> <br />cAS . # <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF CHESTNUT POND; <br />CASE OF GOOD VALUE HOMES, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />The proposed subdivision of Chestnut Pond consists of 18 urban residential lots and I outlot on <br />approximately 23.2 acres. The plat is proposed to be developed in conjunction with the three tax <br />increment financing residential developments (Cedar Hills, Chestnut Hills, Windemere Woods) in <br />that same area. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />City Engineer's Review letter dated July 2, 1991 <br />Proposed resolution granting final plat approval <br />Proposed development agreement <br /> <br />Observations: <br /> <br />On May 29, 1990, the City of Ramsey received an application and sketch plan from Good Value <br />Homes, Inc. for Chestnut Pond Addition. <br /> <br />On June 5, 1990, the Planning and Zoning Commission approved the sketch plan. <br /> <br />On June 13, 1990, the Park and Recreation Commission recommended accepting cash to satisfy <br />park dedication requirements for Chestnut Pond. <br /> <br />On June 18, 1990, the City of Ramsey received an application from Good Value Homes, Inc. to <br />rezone the proposed plat of Chestnut Pond from I-1 Industrial to R-1 Urban Residential. <br /> <br />On July 3, 1990, the Planning and Zoning Commission conducted a public hearing regarding the <br />preliminary plat of Chestnut Pond and the request to rezone the property to R-1 Urban Residential. <br />The Commission recommended approval of the rezoning and tabled action on the preliminary plat. <br /> <br />On August 7, 1990, the Planning and Zoning Commission recommended approval of the <br />preliminary plat for Chestnut Hills. <br /> <br />On August 14, 1990, the City Council approved the preliminary plat for Chestnut Pond and <br />adopted an ordinance to rezone the subject property to R-1 Urban Residential. <br /> <br />On May 14, 1991, Good Value Homes, Inc. filed for final plat approval of Chestnut Pond. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval of Chestnut Pond. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Resolution g91-08- granting final plat approval to Chestnut Pond contingent <br />upon compliance with the City Engineer's review letter dated July 2, 1991. <br /> <br />Review Checklist: <br /> <br />CC: 8/13/91 <br /> <br />City Administrator <br />City Engineer <br />Zoning Administrator <br /> <br /> <br />
