EXHIBIT A <br /> <br /> CITY OF RAMSEY <br />ANOKA COUNTY, MINNESOTA <br />ASSESSMENT AGREEMENT - CHESTNUT <br /> <br />POND <br /> <br /> THIS AGREEMENT, made and entered into by and between the CITY OF RAMSEY, a <br />municipal corporation of the State of Minnesota (the "City"), and GOOD VALUE HOMES, INC., <br />a Minnesota corporation, whose address is 1416 93rd Lane N.E., Blaine, Minnesota 55434 (the <br />"Developer"). <br /> <br />WITNESSETH: <br /> <br /> WHEREAS, the DEVELOPER is the fee owner of the following described property <br />situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described as <br />follows: <br /> <br />The Northwest Quarter of the Southeast Quarter of Section 26, Township 32, Range 25, <br />Anoka County, Minnesota. <br /> <br />That part of the South 330 feet of Government Lot 3, Section 26, Township 32, Range 25, <br />Anoka County, Minnesota, lying East of the West 984.60 feet thereof and the East 1130 feet <br />of the West 1,084.60 feet of that part of said Government Lot 3 lying North of the South <br />330 feet thereof and South of Sunfish Lake Drive as so laid out and established. <br /> <br />EXCEPT that portion of the East 100 feet of West 1,084.60 feet of that part of said <br />Government Lot 3 lying North and East of a line drawn at right angles from a point which <br />lies 100 feet from the Northwest corner of said East 100 feet of West 1,084.60 feet of that <br />part of Government Lot 3 as measured along the South and East right-of-way of Sunfish <br />Lake Drive as now laid out. <br /> <br />The West 450 feet of the South 330 feet of the Southwest Quarter of the Northeast Quarter <br />of Section 26, Township 32, Range 25, Anoka county, Minnesota <br /> <br />(the "Subject Property"); and <br /> <br /> WltEREAS, on July 9, 1991, pursuant to Resolution No. 91-07-_, the City has <br />approved the final plat of the Subject Property which plat is known as Chesmut Pond (the "Plat") <br />which approval is contingent on certain requirements, including Developer and City entering into a <br />Development Agreement (the "Agreement"); and <br /> <br /> WHEREAS, the Agreement requires that Developer enter into this Assessment Agreement <br />relating to certain Public Improvements, as defined in the Agreement, which City will be installing <br />for the benefit of the Plat. <br /> <br /> NOW, THEREFORE, in consideration of the mutual covenants and obligations of the <br />City and the Developer, each party does hereby represent, covenant and agree with the other as <br />follows: <br /> <br />Assessment Agreement - Chestnut Pond <br /> A-1 <br /> <br /> <br />
